Happy Hot Summer from Mimosa Salon Suites Stonecrest!
We hope you’re enjoying the sunshine and staying cool as we roll through another Georgia summer. There’s a lot going on—both in the world and here at Mimosa—and we wanted to share some important updates.
HVAC Update & Rent Transparency
First, thank you for your patience as we’ve dealt with the recent HVAC challenges. We want you to know that one reason our rents are so affordable is because of our triple net lease. In short: the landlord handles the building’s structure and roof, but Mimosa is responsible for everything else, including maintaining and repairing the HVAC systems.
When we first moved in, our HVAC units were in great shape, but a 2020 law banning R22 refrigerant has made maintenance much tougher and more expensive. Completely replacing the units would cost up to $60,000—a huge investment for buildings we don’t own, and one that would make it impossible to keep rent as low as they are now.
The good news: Conyers is 100% right now and at Stonecrest three out of four units are working, and the suites are holding steady at a comfortable 72 degrees. By Monday, we expect all four to be running strong, so we’re optimistic we’ll make it through the summer without a major replacement.
We’re committed to keeping you informed and to keeping rents affordable. We will not raise rents unless there’s absolutely no other choice.
Brighter Days for the Economy
On a happier note, we’re seeing some positive trends in the economy. More jobs are opening up, some costs (like some food and other costs) are finally coming down, and business confidence is ticking upward. That means more opportunities for everyone in our salon community—whether you’re growing your client base or just enjoying a little less pressure on your wallet.
