Building Policies


  • General Restrictions

    The Resident shall use the premises only as a private dwelling for himself/herself and the individuals listed on the Lease Agreement. The Resident agrees to permit other individuals to reside in the unit only after obtaining the prior written approval of the General Manager.


    The Resident further agrees to not:


    Sublet or assign the suite, or any part of the suite;

    Use the suite for unlawful purposes; engage in or permit unlawful activities in the common areas or on the grounds;

    Acquire pets or animals of any kind in the suite without the prior written permission of Mimosa Salon Suites;

    Make or permit noises or acts that will disturb the rights or comfort of neighbors. The Tenant agrees to keep the volume of any radio, stereo, television or musical instrument at a level which will not disturb the neighbors;

    Operate any equipment or appliance, including single or multiple light-emitting device or devices not originally installed in the apartment by management, (such as supplemental “vanity lights” or “dryers”) which, when operating, exceed(s) a combined amount of 500 watts.

    Exceptions to items 1-5 above, when and if authorized at the sole discretion of the landlord, will require, at a minimum, demonstration of need and will require a separate written agreement.

  • Smoking policy

    Smoking. Smoking is prohibited in all areas of the Mimosa Salon Suites including suites. Electronic smoking devices and vaporizers are permissible within individual suites or outdoors only, provided that they produce neither smoke nor carbon monoxide, and leave no residual odor fifteen minutes following use. 


    Additionally, the use of Marijuana on the premises will NOT be tolerated. No warning will be given. You will be asked to leave and not allowed back, permanently. All reports will be reviewed and handled the same. Please just DO NOT use this substance on Mimosa Salon Suites property. 


    Tenants will be responsible for ensuring that they, their visitors, and guests comply with the smoking rules and are respectful of the rights and needs of others.

  • Trash Removal Policy

    TRASH REMOVAL. Trash must be tied or sealed in bags and placed in the dumpster in the designated areas. Boxes and other recyclables must be broken down for deposit in the dumpster.


    Tenants shall not dump cooking grease down drains or toilets. Grease and food scraps shall be disposed of in seal proof garbage bags.


    Tenants must make arrangement for disposal of any large items from their suite. Tenants may not overload or place any large trash items next to the dumpster or anywhere in the common area.


    Hazardous waste, including oil, grease, paint, batteries, and chemicals, may not be placed in the dumpster or sewer system. Tenants are responsible for correct disposal in compliance with all governmental regulations.

  • Building Security Policy

    BUILDING SECURITY AND CUSTOMER PROCEDURES


    Tenants contribute to the security in Mimosa Salon Suites. 


    Exercise caution when entering or leaving a secured building.

    Do not share the building door codes with anyone.

    Do not admit a person to a building if he/she is not your guest.

    Do not prop open exits, emergency, or front doors.

    Do not use emergency exits unless it is an emergency.

  • Common Area Furniture Removal policy

    Furniture. The furniture in the common areas is for the comfort of the tenants and guests. Any removal of Landlord’s property without express written permission from Landlord shall constitute abandonment and surrender of the premises and immediate termination by the tenant of the Lease Agreement. Tenants shall be held liable for Landlord’s possessions removed without permission.

  • Unapproved Signs Policy

    Signs. No signs, notices, posters, pictures, or visual displays of any kind may be posted on unit doors, windows, hallways, or exterior walls without the express written approval of the Landlord.

  • Damages to Salon Suites Policy

    DAMAGES. Whenever damage is caused by carelessness, misuse, or neglect on the part of the Tenant, or guest, Tenant agrees to pay:


    The cost of all repairs within 30 days after receipt of Mimosa Salon Suite’s receipt of repair charges, and


    Rent for the period the unit is damaged whether or not the unit is habitable.

  • Discrimination Policy

    DISCRIMINATION PROHIBITION. Mimosa Salon Suites shall not discriminate based upon race, color, national origin, sex, age, familial status, sexual orientation, gender identity, or disability.



  • Firearms Policy

    FIREARMS AND OTHER WEAPONS. 


    Tenants, guests, and visitors shall not have, use, store, or discharge a firearm or other offensive weapon anywhere on Mimosa Salon Suites property.


    Tenants, guests, and visitors may not dangerously display or flourish any firearms or other offensive weapons. No “open carry” of firearms on the premises. Tenants may not store any prohibited firearms or other offensive weapons, as defined by federal, state, or local laws, anywhere on Mimosa Salon Suites property.


    Any violation of this policy is grounds for dismissal, and you WILL be asked to vacate the suite immediately. 

  • Unaccompanied Children Policy

    CHILDREN. 

    Well behaved children of all ages are welcomed. As the parents, guardians, or chaperones of children you and your clients are personally and legally responsible for and must supervise them at all times 


    For safety reasons, please do not leave children unattended in suites or allow them to roam the property unsupervised.

  • Lost & Found Policy

    LOST & FOUND POLICY. Mimosa Salon Suites assumes no liability for lost, left-behind, misplaced, stolen, or damaged valuables or belongings.


    FOUND ITEMS. Mimosa Salon Suites is not responsible for any item left behind by you or your clients.  However, any item, with the exception of perishable items, left behind by you and found after departure by maintenance/cleaning will be collected, logged in, and kept in a secure location for collection by the owner for up to fourteen (14) days.  


    Records of Lost & Found items are retained for 30 days. Reasonable effort will be made to notify the prior tenant that an item has been found. Perishable items, hair products, and miscellaneous toiletries are discarded immediately with no notification.  


    MOVE-OUT ITEMS LEFT. Mimosa Salon Suites is not responsible for any item left behind by you after move out. These items will be sold or thrown out. 


    However, if you do move out, and are unable to pick your items up right away, with the exception of perishable items, maintenance/cleaning will be collect these items, log them, and store in a secure location for collection by the owner for up to ninety (90) days. 

  • Unclaimed Items/No Contact Policy

    UNCLAIMED ITEMS/NO CONTACT. 


    Lost & Found items are held for fourteen (14) days while we attempt to contact the prior tenant. If prior tenants contact information is incorrect or cell phone mailbox is full and we are unable to contact the prior tenant during the fourteen (14) day holding period, the unclaimed item(s) are thrown away, given to local organizations, or disposed of accordingly by Mimosa Salon Suites maintenance. 

  • Complimentary WiFi Access Policy

    FREE WiFi ACCESS. Access to our WiFi is free for our tenants. The location WiFi access code is subject to change without notice. WiFi signals are subject to change without notice depending on the suites location, the status of our WiFi-equipment, and interference from other local wireless signals. 


    Mimosa Salon suites assumes no liability for tenant use. 

  • Infestation Policy

    INFESTATION. The cleanliness of our suites is extremely important to our tenants. If you bring any infestation into your suite or onto our premises, we may charge you for any and all costs and expenses, including immediate or urgent response requirements and loss of suite revenue, that we deem necessary to address the infestation. 

  • Power Outages

    If you are experiencing a total power outage report it to Support Bee here: https://support.mimosasalonsuites.com/portal/sign_in


    After business hours, you will do the same thing and report it via Support Bee. 

  • Pest Control Policy

    Introduction


    Structural and landscape pests can pose hazards to tenants, the property, and the environment in your suite. Pesticides which may be required to treat the problem are, by design, often non-toxic in smaller applications for bi-monthly use and pose no potential risks of their own.


    Policy


    We have incorporated Hawx Pest Control in order to control and pests in a safe, efficient, and effective manner within the buildings and on the grounds of Mimosa Salon Suites Eastside, Stonecrest, and Covington. 


    Note


    a) Mimosa Salon Suites contracts the services of a professional pest management company (herein referred to as "the contractor"), in order to fulfill its pest management obligations.


    b) All pesticides used by the contractor on Mimosa Salon Suites property are registered under the federal Pest Control Products Act and are identified by a Pest Control Product (PCP) number.


    c) All pesticide technicians employed by the contractor to perform work at Mimosa Salon Suites are certified applicators as specified and regulated under Section 84 of the Nova Scotia Environment Act.


    Procedures


    1) When a pest problem is encountered, the procedure for reporting is to put in a SupportBee maintenance ticket with the specifics (i.e., type of pest, if known; location name, and suite number; contact person's name and local telephone number). The Facilities Management team member will not to contact the pest control contract company firstly.


    2) The team member will either visit the site and assess the issue, or call the maintenance manager to verify the problem and to arrange for a suitable time to assess the affected area. 


    2a) There may be times that the problem is easily fixed with store bought sprays and can be handled in house.


    4) The team member will visit the site at the earliest pre-arranged opportunity (but guarantees a site response within 24 hours). Every effort will be made to arrange for the site visit and any necessary treatment during business off-hours.


    5) The team member will notify the maintenance manager advising of any need for pesticide use, indicating the precise location and timing of the treatment. 


    5a) However, if the problem is beyond their scope then it is suggested that they inform the maintenance manager to get in contact with the contractor for service. 


    5b) The maintenance manager will, in turn, notify the contractor the treat the affected area during business off-hours or early in the AM. The team member will accompany the contractor at the site for access.


    6) Once the pesticide application is complete, the contractor will note the details of the visit in the the workorder/invoice. The details will include the date, reported problem, site observations, treatment (pesticide or otherwise), time of completion and recommended follow-up if need be.
