How to Handle Broken Equipment
Equipment malfunctions are covered under the 24-hour Maintenance Policy. These issues can usually be taken care of immediately, but may require the full 24 hours to remedy. In some cases new equipment may need to be ordered, and will require some time for ordering and delivery.
The Equipment policy applies to all equipment provided that will be in while working within the suite. For example: Salon chairs, shampoo bowls and chairs, workstations, side chairs, or European Dryers.
The equipment is usually very easy to repair or replace. If the equipment provided is malfunctioning and stopping you from working or you can use our automated support system. How to handle a leaking sink and clean traps
Plumbing issues are also covered under the maintenance policy. These issues can usually be taken care of immediately, but may require the 24 hours to remedy.
A leaking shampoo bowl can not only stop you from working, but it also has the potential to be really expensive. And we're not just talking about it running up your water bill – it can cause serious property damage.
If you experience a leak in your shampoo bowl, do not ignore the problem, report it immediately.
Your location will be equipped with small buckets (for your use) to prevent any damage to the flooring until maintenance can visit your suite, assess the issue, and either repair or call for the plumber that is on call.

1. Regular Drain Cleaning
One thing is for sure, hair and drains do not mix. Hair salons get more use out of their drains than any other business, which is why regular drain cleaning is a must for hair salons. The higher the volume the more frequently the drains should be cleaned. Hair can get trapped in traps and subsequently, the drains and collect other debris like soap and conditioner, which can lead to massive clogs and plumbing issues that could halt your business in its tracks. For best results, monthly drain cleaning is recommended.
What To Do When Having Electrical Issues
Electrical issues are also covered under the 24-hour Maintenance Policy. These issues can usually be taken care of immediately, but may require the full 24 hours to remedy.
When a piece of equipment or light fixture suddenly goes dead, it is very likely that a circuit breaker has tripped and interrupted the power flowing to the electrical circuit. Fortunately, it is very easy to reset a tripped breaker. But you should also take note as to why the breaker may have tripped, and take whatever measures are necessary to prevent it in the future.
In the event something goes dead inside of your suite, you can test one of the other outlets to safely do some process of elimination.

Maintenance will first visit your suite to assess the issue to see whether or not he needs to call the electrician. If the issue can be fixed safely, he will proceed to do so. If not, the electrician will be called out to take care of the issue inside of your suite.

What To Do When Experiencing Heating and Air Issues
Heating and Air issues are covered under the 24-hour maintenance policy. These issues can sometimes be taken care of immediately, but may require the up to 72 hours to remedy, please be patient and rest assured the issue is being taken very seriously and handled with care.

Things that our maintenance crew will do to fix any heating and air issues you may be experiencing:
Make sure thermostat is in proper heating or cooling mode.
Replace thermostat batteries.
Make sure breakers, switches, and disconnects are in 'ON' position.
Additionally, clogged filters can disrupt airflow and lower performance. This keeps filtered air circulating and makes your suite more comfortable. So, they will routinely check the filters in the halls and closets to ensure everything is in tip-top shape!
However, if our maintenance crew cannot fix the issue, we will call our on call HVAC technician. He will:
Clear debris around outdoor unit.
Check filters and replace them, if necessary.
Check supply and return vents for obstructions.

Requesting Extra Cleaning
We at Mimosa Salon Suites take great pride in maintaining a clean and safe environment for you and your clients. If you notice an area that needs additional cleaning or have a suggestion regarding the cleanliness of your location, please contact Steve James at 404-925-2456.
Our facilities manager works extremely hard to ensure that all Mimosa Salon Suites locations are cleaned and sanitized daily, every morning. We appreciate your understanding that conditions may change throughout the day due to normal use by clients and tenants. However, suggestions and concerns regarding cleanliness are always appreciated.
If an area such as a bathroom, hallway, or lobby needs additional attention due to high traffic, or if you notice an area that needs to be cleaned again, please call Steve James at 404-925-2456.
How to handle a lock or lost key
KEY REPLACEMENT POLICY
Management at Mimosa Salon Suites have absolutely no obligation furnish new keys or unlock doors, as you are your own business owner. Once we are asked to unlock doors and furnish keys, we will charge the necessary fee to account for the time and energy spent to do so.
Landlord shall furnish Tenant with one (1) key for the door entering the Leased Premises.
Additional keys will be furnished at a charge. All such keys shall remain the property of Landlord. No additional locks shall be allowed on any door of the Leased Premises nor shall Tenant change the locks without Landlord’s permission, and Tenant shall not make, or permit to be made any duplicate keys, except those furnished by Landlord.
Upon termination of this Lease, Tenant shall surrender to Landlord all keys of the Leased Premises and give to Landlord the explanation of the combination of all locks for safes, safe cabinets, and vault doors, if any, installed in the Leased Premises by Tenant.
a) An additional two (2) keys will be furnished for a charge ranging between $35 and $55, depending on your location, if you have misplaced your key and need to gain entry to your suite. The listed prices are meant to include travel, time, and material costs.
b) LOCKOUT FEE. If you have simply locked yourself out, or left your key at home, you will be charged a Lock out admin fee. This fill will be $25 for both Stonecrest and Covington locations, and $15 for Eastside. The listed prices are meant to include travel and time spent.
Payments
Payments made for this policy will be made directly to the individual which has been called to aid you unlock or furnish new keys. This must be done prior to either. Payments can be made via cash, CashApp, Apple Pay, or Zelle.

Paint Policy
Initial paint and touch-ups will be completed, as a courtesy, and a means to bringing the suite back to a presentable status, at the beginning of your lease.
As tenants, you have agreed not to paint in your assigned room. Tenants are highly discouraged to attempt repairs to the wall surface. Touch-Ups may be requested and completed by Mimosa Salon Suites maintenance.
New Tenant Paint Selection
If you would like to request a specific paint color at the beginning of your lease, you will be asked to pay an additional $50 to our specified painter, and as a courtesy, we will purchase the paint and supplies.
Current Tenant Paint Selection
If you are a current tenant, then we would have already painted your suite at the start of your lease. So, if you would like to request a specific paint color in the middle of your lease, you will be asked to pay $100 to our specified painter, and as a courtesy, we will purchase the paint and supplies.
In either case, if you do not want to use our designated painter, any additional painting to your assigned suite must be completed by a professional painting contractor or company and all information must be given to management. Additionally, we will NOT be supplying the paint or supplies.
Payments
Payments made for this policy will be made directly to the individual who has been assigned to complete the job. This must be done prior to either.
Payment methods should be discussed prior to the start of the job and agreed upon by both parties.
Accepted payment methods: Cash, Money order, CashApp, Venmo, or Zelle.

Please make sure the color name AND item number is sent. For example: “Delicate White, PPG1001-1”. Please also make sure that the color you chose does NOT contain "MTL" in the name, that is special order AND textured paint, and we do not permit the use of it in the suites.

Our facilities manager will take care of mounting your tv. He will include the install and the purchase of the mount, all for $50.00.
Procedure:
