  • Easy Move-In, Easy Move-Out

    Easy Move-In


    This policy means that you will be able to secure a suite without having to pay a deposit, submit a credit check, or background check. 


    All you need is to pay your first and last (week) payment, and sign the lease to secure a suite with Mimosa Salon Suites.


    Easy Move-Out


    This policy means that in the event that you are unable to pay rent, you are injured or ill, or any other serious instance, you may relinquish your suite with no financial or legal consequences as long as you are caught up on your rent and give us a 7-day notice. 


    We will go ahead and accept your notice, apply your last payment (paid at the beginning of the lease) to that week, and you will have until that Sunday to move-out of the suite. 


    This only works if you are caught up on your rent, and leave the suite with no outstanding balance. 

  • Commencement Packet

    The commencement packet should come alongside the signing of your lease.


    This packet will include information regarding your first rent date, lease expiration date, pertinent rent related policies, key replacement policies, acceptable use of tenant support services and expressing issues within your suite, Hair Trap maintenance and upkeep, and much more.


    The reason for the commencement packet is accountability for both the tenant and Mimosa Salon Suites. Please read through your commencement packet in its entirety. All of the information is important and will not be recapped in the future.

  • First & Last payment

    At Mimosa we do not require deposits to secure suites. However, what we do require is that you pay your first and last weeks rent. 


    Another thing that makes Mimosa Salon Suites special. We respect that things happen in life, and we do not ask for much, it's all apart of our Second Chance mindset!


    This payment is to demonstrate that you are willing and able and financially capable enough to secure the suite. This payment is critical because of our Easy Move-in Easy Move-out policy. 

  • New Tenant Access

    Management at Mimosa Salon Suites have absolutely no obligation furnish new keys or unlock doors, as you are your own business owner. Once we are asked to unlock doors and furnish keys, we will charge the necessary fee to account for the time and energy spent to do so.


    Landlord shall furnish Tenant with one (1) key for the door at signing of the lease. 


    In addition to the key, you will be given access to our Cloud Based Remote Access. Depending on your location, you will be given access to either Brivo or Vivint.

  • Vivint - Eastside

    Vivint is our new security entry system installed on the front doors of both of our Conyers buildings.


    Ways to operate smart lock access control


    Remote. Lock and unlock the front doors, as well as manage access and create codes, with your smartphone via your smart lock’s app. This allows for complete remote access to the doors, whether you’re in another room or another state.


    Access code. Some smart locks also come equipped with keypads, so family members or visitors can unlock via an access code that is entered into the keypad.


    Smart hub. When part of a connected smart home, you can also manage your smart locks from inside your home with your home’s control panel.


    Smart lock advanced security


    Our front door security is a top concern when it comes to door locks. Some safety features include:


    No physical keys that can get lost or fall into the wrong hands

    No “hidden” spare keys (most of which are easily found)

    Security of pin codes. The odds of guessing a 4-digit pin code correctly are about 1 in 10,000, making it highly unlikely anyone can guess a unique code. The odds increase the more numbers you add to the code.

  • How To Properly Use Vivint - Eastside

    Vivint | Entering and Exiting


    How To Properly Enter Using Vivint


    Entering your building has been made easier, safer, and quicker with Vivint. There are two methods in which you may enter, via the:


    Vivint Mobile App

    Or the physical Keypad using your PIN


    Both methods will quickly grant you access to the building while ensuring you and other fellow tenants are the only individuals able to enter. 


    How To Properly Exit Using Vivint


    Exiting your building is just as easy as entering, if not more. In order to maintain the safety of your and other tenants in the building, and their belongings, it is very important that you ensure that you (and your clients) shut the door completely behind you.


    There are 3 ways you can quickly and safely ensure the door is secured after you:


    Close the door tightly, and press the Kwikset button and wait for it to lock.

    Close the door tightly, open your app, and press the lock button and wait for it to lock.

    Or simply just close the door tightly. The door will automatically lock itself after 1 minute has passed.

     

    As stated before, in order to maintain the safety of you and your things, your fellow tenants and their items, you must ensure that the door is closed completely. That means not propping the door open, leaving it cracked intentionally, or letting people in that are NOT your clients.

    Brivo is our new security entry system installed on the front doors at Mimosa Stonecrest!

  • Deposit (To hold a suite)

    At Mimosa Salon Suites, we take great pride in being able to offer those who aren't extremely financially stable, or who may not have the best credit, a space in which they can grow and expand their business without all of the headache. Long story short, we do not require those seeking a suite to pay a deposit, only the first and last payment. 


    However, if you are unable to secure the suite by paying the first and last in full at that time, but are serious about leasing the suite, then you do have the option of paying a nonrefundable deposit (usually half of what is due) to HOLD the suite for no more than 5 days, and signing the lease. 


    Paying this deposit and holding the suite ensures that:


    We will not show the suite to anyone during that time

    You will have the full 5 days to pay the remaining balance


    If you fail to come up with the remaining amount within those 5 days, the lease will be forfeit and the money will NOT be returned as it will have been a nonrefundable deposit to hold the suite for no more than 5 days. 

  • Trap Cleaning

    Hair Trap Cleaning and Fees


    DRAIN AND TRAP CLEANING. By signing your lease and the accompanying commencement packet, you have agreed and acknowledged that the cleaning and general upkeep of the hair trap within the suite is the sole responsibility of yourself. 


    Furthermore, you have been informed and shown the video below on how to maintain the trap and were given information on how to do so safely and accurately. 


    Any fees that may incur due to negligence will fall solely on the YOU and not Mimosa Salon Suites. If Mimosa needs to come out and clean your hair trap, there will be a fee of $25 charged. 


    Payments made for this policy will be made directly to the individual which has been called to aid you unlock or furnish new keys. This must be done prior to either. Payments can be made via cash, CashApp, Apple Pay, or Zelle.

  • Required Training Protocol

    The lessee is required to successfully finish the Bootcamp program within 7 days of signing the lease agreement. This program is designed to provide essential information and training to the lessee, ensuring they have a comprehensive understanding of lead generation and available training resources. By completing the Bootcamp, the lessee will be equipped with the necessary knowledge and skills to effectively pay rent on time and be successful.


    Additionally, the lessee is responsible for providing all the required information for the creation of free flyers within the same 7-day period. These flyers play a crucial role in marketing the salon suite and attracting potential customers. By promptly submitting the necessary details, the lessee ensures that the flyers can be produced and distributed in a timely manner, maximizing the tenant's visibility and potential for success.


    Failure to comply with these obligations within the specified timeframe may result in the lessee being locked out of the suite. This measure is put in place to emphasize the importance of meeting these requirements promptly. It is essential for the lessee to understand that completing the Bootcamp and providing the necessary information for flyers are critical steps in establishing a successful lease agreement. By adhering to these guidelines, the lessee demonstrates their commitment to the salon suite and their willingness to fulfill their responsibilities as a tenant.
